The past five years have not been easy for the office market, neither internationally nor in Barcelona. We have faced major challenges such as the Covid-19 pandemic, the paradigm shift toward remote work, and the slowdown of the tech boom. At the same time, the investment market has been affected by inflation and the sharp rise in interest rates.
In such contexts, swimming against the current makes reaching the goal even more rewarding.
With the Puerto Marina building —historically known as the ATO building— we took on the challenge right in the middle of the pandemic, in 2020. In a first phase, we carried out a full renovation of the common areas, equipping the property with new services such as a cafeteria with a terrace, bicycle and scooter parking, and locker rooms, while also significantly improving its image and amenities.
The positive response from long-standing tenants, mostly multinationals, allowed us to renew and extend contracts, while the arrival of prestigious new tenants confirmed the repositioning of the asset and its future potential.
The cycle was completed before the summer with the sale of the property—until now owned by an international fund—to a local family committed to consolidating the asset in the long term.
Marina del Prat Vermell is emerging as the most important urban transformation project in Barcelona over the last decade, expected to host nearly 10,000 families and generate between 8,000 and 11,000 jobs. An ambitious and exciting development for the city.
