Yarrells Property and Cat Real Estate have partnered up to market a property portfolio for Spanish fund URO Property Holdings, a SOCIMI listed on the Mercado Alternativo Bursátil (MAB).

This portfolio comprises a number of retail units in and around Barcelona, and an apartment redevelopment project in L’Hospitalet de Llobregat town centre.

Sales of retail units to date total some 2MM€.

Yarrells Property advised on strategy and through implementation for the sale of an office building in calle Goya, with the support of sales agent, JLL. The sale follows a lengthy negotiation, closing in the last quarter of 2018 for a price in excess of 20MM€.

The building, owned prior to the sale by UFD, of some 4.000m2 will be completely refurbished into a Co-Working center.

In the second quarter of 2018, Yarrells Property advised Gas Natural Fenosa on the sale of an office building located on Avenida Baleares, which housed the former headquarters of one of the group companies.

The building was sold to a local investor for a price in excess of 4MM€.

Yarrells Property sold an office building on calle Juan Bravo, the historic center of Segovia, to the Hotel Real Segoviana (Canadasego) for its conversion to a hotel.

The successful sale followed a process managed from start to finish by Yarrells Property.

Yarrells Property has advised on the sale of a building in Calle Ombú, in the Méndez Álvaro district of central Madrid, one of the fastest growing office areas in the city.

The building has a protected brick facade, previously of industrial use, was owned by the company GESS and will become the new headquarters of leading Spanish company Acciona.

Cushman and Wakefield acted as principal sales agent in a process coordinated by Yarrells Property.

The property sold for a price in excess of 20MM€.

Yarrells Property advised Gas Natural Fenosa on the sale and leaseback of a circa 4,000m2 office building on calle Lérida in central Madrid. The buyer was a fund managed by IBA Capital, following a sales process charged to CBRE and supervised by Yarrells Property.

The building sold for in excess of 10MM€.

Gas Natural Fenosa has sold it’s  signature buildings in Madrid in a major sale and leaseback operation worth over 200MM€.

The portfolio comprised 4 buildings with a total office area of approximately 55.000m2 of offices and 1700 parking spaces.

The buildings include the company’s Madrid headquarters at Avda San Luís 77 and the prominent office tower on Avenida de América 38, plus two smaller properties, Antoinio López 193 and Acanto 11.

Gas natural has agreed a lease contract for a minimum period of 10 years on all of the properties.

Yarrells Property, in the figure of Ian Cassidy, has coordinated the project from conception to conclusion, working with the property team at Gas Natural and liaising with sales agents Cushman and Wakefield and CBRE plus legal and technical internal and external teams.

Having gone to market in June 2016, inviting over 150 nvestors to take part, the sale was completed in December with the portfolio being split into two blocks. The San Luis HQ was sold to ZAMBAL SOCIMI S.L., a Spanish REIT managed by IBA Capital, whilst the rest of the portfolio was sold to a private investor.

Yarrells Property has represented Cinesa, the largest Cinema exhibitor in Spain in the renegotiation of it’s lease terms in Festival Park Mallorca.

After a process of some 18 months of negotiation the parties finally agreed terms to ajust critical clauses in the lease contract in return for a significant reduction in the base rent.

The excellent synergy between Yarrells Property and Cinesa has resulted in close to 10MM€ of savings in rental commitments.
