Yarrells Property has completed its second deal in representation of the multinational Ricoh. Having being selected to house the department of shared services for Southern Europe, Ricoh contracted Yarrells Property in the search and negotiation of office space to house the department.

The deal was signed in the Testa 10 building where Ricoh’s current headquarters are located, after negotiating the freeing up of additional space to accommodate each phase of this expansion. In phase 1, signed end July 2012, Ricoh will occupy an additional approximate area of 1.700m2.

The floor of approximately 600m2 is located in the City Parc business park on the Barcelona ring road (Ronda de Dalt). Gas Natural, which already occupies two buildings within the park was advised throughout by Yarrells Property.

Yarrells Property has advised German fund manager Invesco in the renegotiation of two lease contracts with major utilities company Gas Natural.

The two adjacent buildings, totalling close to 6.000m2 are located in City Parc, a 30.000m2 suburban business park.

Gas Natural has been in occupation since the buildings were completed some 10 years ago and with one year to run on their existing leases were considering relocating to alternative premises nearby.

After several weeks of discussions however a new long term commitment has been signed by the tenant, commencing July 2011.

Fundo de Investimento Aberto, Imofomento, a Fund managed by BPI has acquired two anchor stores in the prime Vasco de Gama Shopping Centre in Lisbon.

The assets, occupied by Hypermarket Chain, Continente and electrical goods retailer, Worten were sold by Sonae RP and structured as a sale and leaseback for a 20 year fixed term plus extensions, in a deal worth in excess of 40M€.

Throughout the lease and purchase negotiations, BPI was advised and represented by Yarrells Property.

Yarrells Property has advised and represented Portuguese bank BPI in the renegotiation and extension of the lease for the corporate headquarters of Vodafone in Lisbon.

The building developed as a “build to suit” for Vodafone in 2002 by the BPI Pension Fund has some some 35.000m2 of lettable area and close to 900 parking spaces.

The building, of some 8.000m2, is located in the town centre, close to the Sagrada Familia Cathedral. It formerly housed the offices of major utilities company Gas Natural.  It was sold by joint owners Gas Natural and a company of the Iberdrola group. A complete refirbishment of the building will be completed in the first semester of 2013, when the largest Youth Hostel in Barcelona will be inaugurated.
